Responsibilities of Board Members

(refer to PCA by-laws, articles of incorporation & CC&Rs)

President

Is CEO and presides at all meetings of the member Homeowners and /or Board of Directors .

Supervises business of the corporation in conjunction with the Executive Committee .

Vice-President

Performs duties of President in his/her absence Is primary officer to approve all sales of property within PCA .

Secretary

Maintains records of all PCA meetings .

Maintains current membership list and ownership records .

Treasurer Is custodian of all corporate funds .

Records all financial transactions and maintains the books open for inspection at all reasonable times .

Past President

Provides continuity to incoming Executive Committee .

Has primary responsibilities for liaison with other homeowner associations, including potential alliance of homeowner associations .

Unit Directors

Identify CC&R violations within the Unit and maintain records of current violations .

Send certified letter to unresponsive violators .

Notify I&R committee of 30-day non-conformance .

Refer construction requests to I&R Chair.

Responsibilities of PCA Staff

PCA Clerk

Answers phone and directs messages to appropriate Board of Director member .

Collects mail and distributes weekly to appropriate Board of Directors: Legal mail and all correspondence to President .

Title Company mail to Vice-President .

Membership information to Secretary .

Bills and bank mail to Treasurer; dues payments to Treasurer, receipts posted on computer .

Construction requests to I&R Chair .

Certified mail receipts to appropriate Board of Director .

Does duplication as necessary .

Mails PCA newsletters, new homeowner packet, etc .

Assists President in distribution of Board memos, etc .

I&R Chair

Issues green permit for all construction .

Presents serious CC&R violations to the Board for possible legal action .

Maintains records for all long-term (non-compliance) reported

violations .

I&R Inspector

Serves similar duties as does the I&R Chair .
